Your Questions Answered:
Q1: What does the rent cover?
Answer: Unless otherwise stated, the rent is exclusive of all outgoing for which you are not responsible (e.g: council tax, water rates, gas, etc).
Q2: What type of contracts do you use?
Answer: Assured Short Hold Tenancy, which is fixed term tenancy allowing the landlord an absolute right to recover possession once the fixed term has run out; provided that the correct procedure has been followed.
Q3: Should I have an Inventory?
Answer: We strongly recommend that you have a professional inventory of your property arranged. This will help avoid any disputes between you and your tenants at the end of the tenancy. Inventories are included in our Property Management Service. However, if you do not require Management Service we can still arrange an inventory, from as little as £40+VAT – a small price to pay.
Q4: What is property management?
Answer: Once your property is let you want a successful tenancy period. This will entail everything from ensuring the rent is paid on time (and what to do if it’s not!), dealing with repairs and emergencies, paying outgoings on time, regular inspections and so forth. Quite a large task!
The alternative is to have your property professionally managed by us – saving you time and effort, not to mention numerous headaches! Allowing you to get on with your life.
LETTINGS ONLY SERVICES:

♣ Marketing of property
♣ All viewing accompanied by ourselves.
♣ Negotiate terms between Landlord and prospective Tenant(s) meetings can be arranged.
♣ References taken up
♣ Contracts prepared
♣ Monies collected, one month deposit.
♣ Statement prepared and submitted with monies.
All this for just 10% +VAT for a six month contract or 7% of the monies receivable for a 12 months or longer contract.
PROPERTY MANAGEMENT:
The above service plus:
1. Tenant check- in with full inventory.
2. Rent collection.
3. Payment of any outgoings.
4. General repairs.
5. Emergency repairs.
6. Regular inspections.
7. Tenant enquiries dealt with.
8. Tenants check-out with full inventory.
Our fees for property Management Service is 10% per calendar month +VAT we aim to keep your involvement to a minimum allowing you to get on with your life.
